CAREER OPPORTUNITY - OPERATIONS MANAGER

Position: Operations/Construction Manager

Company: Kit Properties Inc.

Work arrangement: Onsite work-arrangement

Location: Cebu

We are assisting Kit Properties Inc. a property development company, to fill up a Operations Manager position. This role is expected to provide leadership in the planning and execution of the development projects of the Company and is responsible for overseeing and coordinating with all vendors and internal counterparties the day-to-day project work details, project schedule, plans and specification, and the quality of works being implemented. This position will be reporting to the General Manager .

In particular, the Operation/Construction Manager is responsible for the following:

Manage the planning process of development projects ensuring that the specifications are in compliance with regulations (both local and national), designed with the perceived essentials of the target market, anticipated cost (budget) is within the profitability margin guidance, pricing and affordability of the market, and timelines are reasonably appropriate to the size and degree of project complexity.
Manage the essential pre-engineering studies relevant to a responsive development project masterplan.
Manage (in collaboration with other departments) the procurement process for all relevant outsourced services such as for design and technical consultancy, project administration, construction services and supplies and materials.
Oversee the execution and coordination of development projects, ensuring that the quality, cost and timelines, including safety, sanitation and security are strictly observed by all engaged parties.
Identify potential problems and advises management of any project delays or budget challenges and identifies alternate actions to maintain schedules and budgets by providing measures to arrest, correct and prevent them from occurring or recurring and impacting on quality, cost and timeline.
Understands how to manage milestones and bring appropriate resources to challenges impacting the schedule.
Monitor performance of outsourced vendors and undertake regular alignment consultations with their principals to minimize deviations from agreed performance levels.
Provides regular reports to inform management of project status and insights on anticipated results vis-à-vis approved plans, budget and timeline.
Ensure that coordination and regular communication of overall project occurs between design professionals, project administration consultants, and others involved in the planning of company projects.
Manage the regulatory compliance of development projects in a timely fashion ensuring that legal and technical requirements are procured/prepared in timely fashion consistent with the project's master program.
Oversee close-out of projects ensuring that punch list items, documentary submittals, testing and monetary accounts are agreed and completed with minimal qualifications and the final report submitted.

Qualifications:

Ability to build a positive working relationship with a team (collaborative) that promotes 2-way communication and holds themselves, teammates, and consultants to a high standard of performance.
Self-starter and motivated (character) to solve complicated development problems and issues, and able to listen and consider various options presented by their peers and other professionals.
Excellent verbal and written communication skills.
Understanding of contracts, and contract negotiating, and a command of the industry language.
Knowledge and professional experience in project management including planning, scope development, budgeting, scheduling, and design.
Be self-motivated and have the ability to multi-task and prioritize with minimal direction.
Be enthusiastic, maintain a positive, can-do attitude with a real focus on efficiency and effectiveness.
Be a good team player and customer service oriented.
Work and manage well under pressure.
Education (or Equivalent Experience) - college degree (BS in Architecture, Civil Engineering, Land Planning, Real Estate) or equivalent work experiences.
