    Regular:

    • Responsible for the supervision of all Multi-Skilled Technicians and other technical
    support staff to ensure efficiency in the operation. It is also responsible for their regular
    evaluation of overall performance.

    • Responsible for the maintenance of all machinery and equipment in the building. It is
    also responsible for the smooth operations of the technical facilities.

    • Maintains cordial and friendly relations with unit owners and tenants and ensures that
    their complaints are acted upon expeditiously.

    • Responsible for the proper handling, safeguarding, monitoring and effective use of
    building equipment and technical facilities.

    • Responsible for march-in/march-out procedures
    • Ensures that all company policies, systems, and procedures are followed and strictly
    implemented.

    • Responsible for the dissemination and effective implementation of preventive
    maintenance schedule.

    • Responsible for the supervision of the external contractors. It is also responsible for
    their performance evaluation.

    • Ensures that safety rules and procedures are complied with.
    • Conducts regular walk-arounds and inspections to ensure that all delegated tasks are
    properly acted upon.

    • Canvasses materials and supplies needed for the project.
    • Coordinates with external contractors for specific projects and reports to the Building
    Manager for approval

    • All other related tasks as required.

    Occasional:

    • Makes recommendations for refurbishment, upgrading, repair and maintenance of the
    building.

    • Responsible for the preparation and efficient monitoring of annual operating budget of
    the project

    • Promptly prepares and submits monthly reports.
    • Implements professional management systems as may be required by the company.
    • Responsible for the preventive and routine maintenance program and ensures that
    operation schedules are carried out efficiently.

    • Responsible for initiating and implementing the first line of discipline to company
    employees to ensure that all staff are adhering to Company policies, rules and
    regulations.
