A. PURPOSE AND SCOPE

Lead and manage the delivery of tenant spaces within assigned assets, ensuring timely completion, quality, and compliance with Ayala Malls design and operational standards.
Oversee day-to-day tenant coordination, technical reviews, and fit-out activities, providing direction and support to RDD Officers and Senior Officers.
Collaborate with internal departments, consultants, and tenants to ensure seamless execution of retail delivery objectives and continuous improvement of delivery processes.

A. ESSENTIAL DUTIES AND RESPONSIBILITIES

Manage the end-to-end retail delivery process from design submission to store opening for all tenants under assigned assets.
Supervise and provide technical guidance to RDD Officers and Senior Officers, ensuring effective monitoring of fit-out works and compliance with approved plans.
Review and endorse tenant design submissions, ensuring alignment with mall guidelines and design intent prior to final approval.
Conduct site inspections to assess quality, progress, safety, and compliance; initiate corrective actions where necessary.
Coordinate with tenants, contractors, consultants, mall operations, and leasing teams for smooth project execution.
Facilitate and chair coordination and kick-off meetings for tenant mobilization, progress monitoring, and turnover.
Prepare and validate progress reports, fit-out trackers, and completion certificates for management review.
Manage project risks by identifying potential delays, conflicts, or technical issues and implementing timely mitigation measures.
Ensure implementation of Ayala Malls' RDD standards, policies, and fit-out procedures across all assigned projects.
Support the Area or Senior Manager in developing and improving retail delivery strategies, reporting systems, and performance metrics.
Participate in the assessment and accreditation of fit-out contractors, consultants, and designers.
Maintain organized project documentation, correspondence, and as-built records for turnover and audit purposes.

· KEY RESULTS AREAS and OUTCOMES

Reports to the RDD Area Manager or Senior Manager.
Authorized to make operational and coordination decisions related to assigned tenants and fit-out works.
Provides recommendations on technical, scheduling, and resource-related matters for management approval.

· Responsible for supervising assigned RDD team members and ensuring alignment with asset delivery goals.

E. QUALIFICATIONS, KNOWLEDGE, SKILLS and ATTRIBUTES:

Qualification:

· Bachelor's degree in Architecture, Engineering, or an equivalent technical discipline.

Experience:

· Minimum of 4–6 years' experience in retail construction, tenant coordination, or fit-out project management, including at least 2 years in a supervisory role.

Skills:

Strong leadership and team management capabilities.
Advanced knowledge of retail design, construction, and MEP coordination.
Excellent stakeholder and client management skills.
Strategic planning and risk mitigation ability.
Strong communication and presentation skills.
Analytical mindset with attention to quality and detail.

Computer Skills:

Proficient in Microsoft Office (Word, Excel, PowerPoint).
Skilled in AutoCAD and SketchUp; knowledge of Revit is an advantage.
Familiarity with design visualization and documentation tools (Photoshop, Illustrator, Adobe Acrobat).
